Homes to let,
in order.
Every home we advertise has its energy certificate in place before it goes on the market, and comes off it the day that certificate lapses. The rest of the paperwork is checked before anyone signs, and again before anyone moves in.
Latest to let
Each one with its energy certificate in place, and photographed by the people who know it best.
Nothing is on the market right now. Ask us what is coming.
Renting with us
The law gives a tenant in England a short list of protections. We treat each one as a date on a calendar rather than a box on a form, and you see the result before you move in.
No fees beyond the rent and deposit
The only payments we can ask for are the rent, a deposit of at most five weeks' rent, and a holding deposit of at most one week's.
The terms before you sign
You are given the written statement of terms before the tenancy is agreed, not on the day you move in.
Every certificate in your hands
The gas safety record and the electrical safety report are put in your hands before you move in, not left in a file.
Your deposit protected
Protected with a government-approved scheme within thirty days of our receiving it, and you are told where.
Let your property with us
Tell us about the property, and upload the certificates you hold and your own photographs. We verify each one, write the listing, and publish it only when the law allows.
Let only
We verify the property and its certificates, market it, find and check tenants, and hand over a tenancy that started in order.
Fully managed
All of that, and then every gas, electrical and energy renewal chased before it lapses, every document served on every tenant, and the evidence kept.
