We let and manage residential property in England. We are a small agency, and the way we work is built around one thing: a home is advertised, let and lived in only when everything the law asks of it is in place.

What we do for landlords

• Let only. We verify the property and its certificates, market it, find and check tenants, and hand over a tenancy that started in order.
• Fully managed. All of the above, and then every renewal — gas, electrical, energy — chased before it lapses, every document served on every tenant, and the evidence kept.

What we do for tenants

Every home we advertise has its energy certificate commissioned before it goes on the market, its gas and electrical records verified, Right to Rent checks done properly, and its deposit protected within thirty days of receipt. You are given the written terms before you agree anything, and each certificate you are entitled to, in your hands, before you move in.

How we are regulated

We belong to Test (1), and hold client money protection with Test (1). Our fees are set out in full.
